Well, folks, it looks like we have weathered the covid-19 pandemic. We are thankful that not as many people got sick or died as were expected. Our hearts go out to people affected.
Many people more are affected by the economic fallout. We have been studying how we might help tenants, landlords, and investors. Call me if you have questions about exactly what real estate transaction you are contemplating.
We are not big on predictions, but we do pass on what we hear from our CCIM Institute professionals and others. For thank please see our social media. Overall, it is obvious that 2) the economy has taken a hit 2) Austin, as a high tech start-up mecca, will do better than most, 3) it may take 18 months for us to regain ground, and 4) no one is making any more planet. It all adds up to a conclusion that a real estate investment in central Texas still makes sense.
One of the reasons we love the real estate business sis because it is a face-to-face business. We dan not do very much of that right now. Nevertheless, we are leveraging technology to be able to serve your real estate needs as much as possible. It is still possible to research, negotiate and close a deal through distance communications. Two of us can still go out and look at a property.
Beyond that, the commercial real estate community is doing what it can to mitigate the impact of the economy. CCIM is encouraging lawmakers to work with the business community in ways such as making credit available, extending deadlines for tax returns, and 1031 exchanges, etc.
We are also holding distance seminars for our members, with top economists and lawyers to try to foresee the challenges that lie ahead. So, rest assured that Captex, the CCIM Institute, and the rest of the commercial real estate community is working for you. Virtual is the new real.
We wish health and safety on you, your family, and our communities in this time of challenge and uncertainty.
For more information, here is a curated collection. My take away: take this seriously. It will be the worst flu of your life. There is a lot we just don’t know. We will get through this, because the death rate is low and lots of people are (now) working on this.
